Corio is coined Australia's first climate-resilient precinct: the first designed around the Tree Nurturing System (TNS), now through development approval and in detailed design. A second precinct, on the Gold Coast, has in-principle approval. Every entry here carries an explicit status, so nothing on this page reads as built before it is.

Nodes are placed per road micro-catchment rather than per lot, with storage at each node sized to the calculated inflow for the catchment it serves. The precinct is designed around the TNS incorporating EnviroKerb kerb-line inlets – retention distributed along the street network instead of accumulated at a low point.

Development approval has been granted and the precinct is in detailed design. Servicing follows the same regime as any other installation: surface sweeping, a removable tray and a consumable filter, with no confined-space entry.

On completion the precinct is intended to be Australia's first fully integrated blue–green–IoT development – source-control retention, regenerative planting and live performance monitoring across the whole street network.

Runoff is resolved as two catchments: the five lots, and the common-property driveway. Each is served by its own nodes rather than being combined and conveyed to a single point.

Every lot carries an approximately 10 kL modular tank, sized to attenuate roof runoff in a 1% AEP event, connected into the TNS and returned to the buildings for non-potable use. Detention, retention and reuse in one arrangement rather than three.

The site adjoins the Coomera River, so what leaves it matters. Holding runoff in the profile at the source keeps it on the site instead of delivering it to the river with the storm.

In-principle approval has been received and the site is in preliminary design.
